Site Plan Issuance

Site plan is a certificate that indicates area and the dimensions of the plot, duly issued by DHA Lahore office.

Building Control Branch

Documents Required

  1. Site Plan Application Form.
  2. 1 x Photocopy of Allotment / Transfer Letter.
  3. 1 x Photocopy of Computerized National Identity Card of Client.

Procedure

  1. Site Plan Application Form is available at Front desk Officer of DHA Phase - Xll  free of cost.
  2. Site Plan Application Form along-with required documents will be submitted at Front desk Officer of DHA Phase - Xll .
  3. A computer number and date for the collection of dues will be given on computer generated receipt to the client by Front desk Officer of DHA Phase - Xll .
  4. Challan Form for dues  will be issued from Finance Branch after five working days.
  5. Site Plan can be received from Building Control Branch DHA office, after 3 working days of payment of dues.

Letter of approval will be dispatched to customer's address

Documents Required

  1. Architect Stability Certificate (1 x original and 1 x photocopy).
  2. 1 x Tracing Cloth, 5 x Ammonia Prints, 3 x Ammonia Prints of Fire Fighting Plan (only for commercial) and 1 x soft copy of Building Drawings/Plans in form of CD (AutoCAD format).
  3. Copy of Allotment / Transfer Letter.
  4. Copy of Site Plan issued by Building Control Branch in current owner’s name.
  5. Copy of Computerized National Identity Card of the owner.
  6. Copy of paid challan for the Drawing Scrutiny Fee.
  7. General undertaking on Stamp Paper Rs.50.00 (specimen available with Drawing Section).
  8. Undertaking on Stamp Paper Rs.50.00 for Temporary Lavatory in Residential Buildings (specimen available with Drawing Section).
  9. Undertaking on Stamp Paper Rs.50.00 in case of Basement (specimen available with Drawing Section).
  10. Undertaking on Stamp Paper Rs.50.00 for Swimming Pool for Residential Building. (specimen available with Drawing Section).
  11. Undertaking for No Claim of Services on Stamp Paper Rs.50.00 for Ph-VI.
  12. Structure Stability Certificate from PhD / MSc Structural Engineer (for commercial only).

Note: All undertakings to be duly signed by owner and attested by the Oath Commissioner.

Procedure

  1. The Building drawing plan documents will be submitted to Building Control Branch for detailed checking.
  2. Building Control Branch will issue payment slip for generation of challan by Finance Branch.
  3. The Building Control Branch will issue payment challan to the member.
  4. A photocopy of paid challan will be attached with the Building Drawings / Plans along-with documents tagged in a file.
  5. Acknowledgment Slip will be issued to client for the submission of Building Drawings/Plans by Front desk Officer of DHA Phase - Xll.
  6. After receiving the approval letter of drawing, member will visit Building Control Branch.
  7. Owner will provide  Copy of Paid Challan to Building Control Branch and collect the Building Drawing / Plan.

Note: After approval of Building Drawing / Plan, member will obtain demarcation from DHA Lahore Phase - Xll, after which construction should commence within one month and completion of building within One and half year.

Client will coordinate with Transfer & Record Branch and Finance Branch for payment of dues and date of transfer.

Documents Required

  1. Copy of Site Plan issued by Building Control Branch in name of present owner.
  2. Copy of Completion Certificate (in case of house / building).
  3. Copy of Allotment / Transfer Letter.
  4. Copy of Computerized National Identity Card of owner.
  5. No Objection Certificate from W&R Directorate, GHQ Rawalpindi in case of service benefit plots / plots allotted out of defence quota from GHQ AG’s Branch.

Procedure

  1. Client will submit No Demand Certificate Form along-with required documents to Front desk Officer of DHA Phase - Xll  (Transfer & Record Branch).
  2. DHA field staff will visit the site in case of constructed house/building for ground verification.
  3. If construction violations are observed, owner will be informed on corresponding address or in case of no violation No Demand Certificate will be processed to Transfer & Records Branch through Finance Branch for clearance of dues and transfer of plot.
  4. The client can check the status and collect the Payment Challan from Finance Branch, DHA Phase Xll office.

Demarcation of the Plot

Demarcation of the plot is required before construction. This procedure takes place after the approval of Building Plans.

  1. Demarcation Form duly completed by the owner or holder of Special Power of Attorney approved by DHA Lahore Phase – Xll.

Procedure

  1. Demarcation Form will be prepared by the  Building Control Branch, DHA Lahore Phase – Xll and will be handed over to the Owner.
  2. Client will be given an acknowledgment and date to obtain Demarcation.

Note: Demarcation is valid for one month only in case construction activity has not commenced.

Temporary Sewerage Connection

Documents Required

An application from owner, to Chief Engineer, requesting for the opening of temporary sewerage connection.

Procedure

  1. Client can start the construction work after receiving demarcation papers and is bound to construct Septic Tank as per approved drawing and Temporary Lavatory within the plot area.
  2. The application for Temporary Sewerage Connection will be submitted to Building Control Branch.
  3. Septic Tank & Temporary Lavatory (connected with each other) should be ready before the field staff visit within 10-12 working days.
  4. Temporary Sewerage Connection will be provided to particular house / building when Temporary Lavatory has been constructed and connected with Septic Tank.

Water and Sewerage  connections will be provided through main pipes on site

Procedure

  1. Water & Sewerage Connections will be provided after flooring, plastering, gate, doors, windows, electrification and plumbing of the house / building are ready.
  2. After site visit by the field staff of Building Control Branch and if satisfied with the construction as per approved drawing, having no construction violations, recommendation for opening of both the connections is made.
  3. After provision of Water Connection, previously installed water pump by the owner for construction activities will be removed according to DHA Lahore Phase – Xll, Construction Byelaws.

Sewerage Connection will be completely opened for the proper out flow after completion of above.

Completion Certificate

Service Timeline Charges Delivery
Completion Certificate 20 working days House Completion Certificate Fee / Sewerage Opening Charges @ Rs.4000/- Completion Certificate will be delivered to the applicant's address.

Documents Required

  1. Application addressed to Chief Engineer, requesting for the issuance of Completion Certificate.
  2. 2 x coloured photographs (size 6'' x 4'') on photo paper of house/building (front elevation) and in case of corner plot two additional photographs of side elevation will be submitted.
  3. 3 x sets of approved drawing (ammonia prints).
  4. Photocopy of paid challan for Rs.4000/- (Completion Certificate Fee).
  5. Photocopy of Building Control Branch letter already issued indicating Opening of Sewerage on particular date.

Procedure

  1. Submit the application along with the required documents to the Building Control Branch Representative.
  2. An acknowledgment will be given after the submission of the documents.
  3. All the members who have made changes / deviations from the approved Building Drawings / Plans should submit the revised Building Drawings / Plans to regularize the construction before applying for the Completion Certificate.
  4. On receipt of application for the Completion Certificate DHA field staff will inspect the House / Building. If it is as per approved building Drawing / Plan and has no construction violation, then Completion Certificate will be issued or observations will be communicated through Building Control Branch.
  5. No Transfer of House / Building will be processed even on HIBA without obtaining Completion Certificate.

  2. Duplicate Site Plan or Completion Certificate will be issued to Owner / Attorney from Building Control Branch.

Registration of the Architect

Documents Required

  1. Copy of Bachelors Architect Degree.
  2. Registration with Pakistan Council of Arts & Town Planners (PCATP).
  3. Copy of Computerized National Identity Card of the Principal Architect.
  4. List of Architect team with bio-data of each individual and certified copies of their certificates / degrees.
  5. Registration with other departments / authorities.
  6. Company Profile.
  7. Three specimen signatures on letter head paper with stamp of Principal Architect.
  8. Pay order / Bank Draft for Rs.5,000 (Rupees five thousand only) in the name of DHA Lahore Phase – Xll, as processing Fee.
  9. Affiliation Certificate of MSc / PhD Structural Engineer with a copy of his / her degree.
  10. Copy of National Tax Number certificate.

Procedure

  1. Submit the required documents with the Company Profile for its approval at Building Control Branch, DHA Phase – Xll.
  2. Building Control Branch, DHA Phase – Xll will give an acknowledgment for the submission of documents.
  3. After verification of documents and visiting Architect’s office recommendation will be made for registration with DHA Lahore.
  4. Principal Architect will be called for an interview with DHA Management for approval.

  2. DHA field staff will visit the site.
  3. A letter will be dispatched by Building Control Branch to the applicant along-with payment challan on account of debris charges and specimen of undertaking for Renovation / Repair of house / building.
  4. Copy of paid challan and undertaking on Rs. 50/- Stamp Paper will be submitted at Customer Care Services (Building Control Section).
  5. Letter of approval will be dispatched to the owner to commence the Renovation/Repair of house / building.

  3. A letter for collection of cheque from Finance Branch will be dispatched to the owner.

  1. Application from Owner / Attorney to Chief Engineer.
  2. Copy of Computerized National Identity Card of Owner.
  3. Copy of Completion Certificate of particular house / building.

Procedure

  1. The required documents will be submitted to the Chief Engineer.
  2. DHA field staff will visit the site.
  3. A letter will be dispatched along-with payment challan on account of Security Charges and specimen of undertaking for demolition of house / building to the Chief Engineer.
  4. Copy of paid challan and undertaking on Rs. 100/- Stamp Paper will be submitted at the Building Control Branch, DHA Phase – Xll.
  5. Permission letter for Demolition of House/Building will be dispatched to the owner after verification of documents and inspection of house / building at site.

  4. Copy of paid challan and undertaking on Rs 100/- Stamp Paper will be submitted at the Front desk officer.
  5. Permission letter for use of excavator will be dispatched to the Owner's address.

Use of Adjacent Plot as Lawn

Use of Adjacent Plot as  Lawn 12 Working Days Rs. 10000/- Permission letter will be dispatched at the customer's address.

There should be one owner of the plot and adjacent house or the owners should be relatives (Parents, Children, Husband/ Wife).

Documents Required

  1. Site Plan of House and Adjacent Plot.
  2. Copy of Allotment/Transfer letters of House and Adjacent Plot.
  3. Copy of Computerized National Identity Card of Owners.
  4. Application with signatures of both Owners if House and Adjacent Plot are not owned by same person.

Procedure

  1. The required documents should be submitted at the Building Control Branch, DHA Phase – Xll.
  2. DHA field staff will visit the site.
  3. A letter will be dispatched along-with specimen of undertaking for use of adjacent plot as lawn to the applicant.
  4. Undertaking on Rs. 100/- Stamp Paper will be submitted at the Building Control Branch, DHA Phase – Xll by the applicant.
  5. Approval letter will be sent to the Owner along-with Demarcation Forms to apply for Demarcation of the Plot.
  6. After physical demarcation the client can construct the boundary wall (around house & plot) and use the plot as lawn.

  4. Velvet sheet printed with Kalma & Quranic verses
  5. Digging of grave / burial
  6. Maintenance of grave

Burial of deceased in DHA Graveyard

Documents Required

  1. Copy of Computerized National Identity Card of owner and deceased.
  2. Copy of Allotment / Transfer Letter of owner.
  3. Proof of relationship with owner of plot / house / building.

Procedure

  1. The required documents should be submitted at the DHA Complaint Centre, located under Overhead Water Tank, Sector A, Phase-I.
  2. DHA Security Staff will verify the death and Building Control Branch will confirm the eligibility of deceased for burial in DHA Graveyard.
  3. Ambulance and necessities of ghusal as mentioned above will be provided by DHA Lahore.
  4. Spouse of deceased or any representative will coordinate with Complaint Receiver, Supervisor Building Control and DHA Graveyard Staff for preparation of Grave and time of burial.
  5. Ambulance will be provided for transportation of dead body to DHA Graveyard.
  6. Burial / Maintenance of the grave
